Planning a trip raises lots of questions. Rest assured that we are here to answer all of them. We have compiled a list of frequently asked questions that we think will be of use to you. We have also detailed our booking T&Cs/Terms & Conditions.

FAQ

What's your cancellation policy?

We know that plans do change so offer a 24 hour cooling off period with a full refund (excluding any fees if paid via Paypal).  We will always try to accommodate other cancellation / change of date requests.  Please see our T&Cs below for more info.

Are the cottages child friendly?

Both cottages are child friendly and we can provide a high chair and travel cot on request.  We also have a stair gate at Roses Cottage.

Is there parking?

Both cottages have free parking.  Roses has a dedicated  space in front of the cottage.  Mill Cottage has free parking on the roadside or 2 car parks less than a minute walk away.

Do you accept pets?

Yes! Pets are welcome at Mill Cottage for a small supplement.  We do add sofa covers for our pet stays and also leave your pooch their own treats so its important your pet is added at time of booking.  Pets are not accepted at Roses Cottage

TERMS & CONDITIONS

A summary of our booking terms and conditions are provided on our booking page and also during the booking process.

Please ensure you review these as well as the below as you will be required to confirm your acceptance at time of booking.  These terms and conditions are between the property owners, the holidaymaker(s) who book our property including the lead guest making the booking.  References to you, your and lead guest are references to the person making the booking and all members of the holiday party.

Cancellations

We do hope you can honour your booking but understand occasionally this won't be possible.  You may cancel free of charge (excluding any transaction fees incurred) within 24 hours of booking and provided your stay is at least 40 days away .  If you cancel after this we reserve the right to refuse to refund any money paid to us.  Any changes to this will be entirely at our discretion.

We would not expect to have to make any changes to your booking once it is agreed by you and us.  In the rare event that we cannot honour your booking we will contact you as soon as is reasonably practical and inform you of the cancellation.  If we cancel we will refund you any fees paid to us.   However we will not be liable to refund to you any fees paid to any third party in connection with your holiday.

The Cottages & Your Obligations

You can arrive after the check in times stated on your booking and agree to vacate the property on the check out date and time stated on your booking,  If you fail to arrive at the property on your check in day and fail to inform us we may treat the booking as cancelled and our cancellation policy will apply..

You agree to comply with any regulations and policies set out and acceptance of our T&Cs will be deemed as acceptance of your compliance.

You agree to keep and leave the property and all fixtures, fittings and furniture in good condition.  You agree not to cause any damage to the property and its contents.  You agree to pay the reasonable costs of replacing any breakages and/or damages to the property.  You agree to not do anything that may be reasonably considered a nuisance or damaging to us or any other occupier of/visitor to adjoining or neighbouring properties and agree to reimburse us for any damages caused.

Please ensure you safeguard your personal belongings during your stay as we will not be liable for any loss or damage.

The property will be prepared according to the number of guests on your booking.  You cannot allow more people to stay in the property unless agreed by us.  You cannot take any animals or pets into the property unless this has been agreed at the time of booking or agreed by us.  

We reserve the right to refuse entry to the property or may ask you to vacate before your check out date if you do not meet your obligations.  Our cancellation policy would then apply.

In the rare event you suffer any losses or injury during your stay we will not be liable for these so would advise you and your guests to take out insurance to cover your personal needs.

We really do make every effort to ensure you have an enjoyable holiday so if any issues would ask you contact us during your stay so we can try to resolve.

Competition T&Cs 

Our competition in conjunction with Lakeland Lights Co closes at 6pm on Friday 26th July 2024.

2 winners will be selected at random and social accounts checked for authenticity.

Winners will be contacted & sent their candle which will also include a discount code equivalent to the value of £125 to redeem against a stay at one of our cottages when booked on our website.  

Minimum stay of 2 nights and lead booker details must match competition winner details.

Code valid for stays Monday - Friday only but excludes period 23/12/2024 - 5/01/2025 inclusive.

Code expires 31st Jan 2025
